The Challenge
The Childrenís Hospital Foundation had received 220 acres of land located at 168th and West Center Road through a generous donation from the Wiebe family. The Foundation had received numerous offers for portions of the site, but they were concerned about how to value those offers and what to do with the balance of the land. They hired Grubb & Ellis | Pacific Realty to assist them in this evaluation.

The Process
Grubb & Ellis | Pacific Realty recommended a comprehensive approach, assisting the Foundation in establishing an overall master plan for development of the property. This plan was sensitive to the market while maximizing the potential value of the site. Then, the Grubb & Ellis | Pacific Realty team coordinated the city entitlement process. The property was subdivided and rezoned as a mixed-use project consisting of office, retail, multi-family and single family uses - all in accordance with the master plan. After obtaining City approval of the plan, Grubb & Ellis | Pacific Realty identified a select group of potential developers who may have an interest in buying the entire site as it was subdivided and rezoned. We provided these potential developers with a complete property profile and invited them to offer purchase proposals. Grubb & Ellis | Pacific Realty then helped the Foundation evaluate the proposals, select the best offer and make the sale of the property.

The Results

The Children's Hospital Foundation sold the property in its entirety in a single transaction at a value nearly three times its pre-entitlement estimated value.
