A tenant's space has to function for its business. That’s where tenant finish allowance comes in. If the tenant finish allowance is increased or reduced, how much will it cost or save in rent each year?

Tenant finish allowances for the renovations of a space are amortized (recovered plus interest) over the lease term through rent. This calculator will amortize the tenant finish allowance and convert it to an annual "per square foot" rental amount. (Hint: You can use the balloon payment calculator to figure the total unamortized tenant finish allowance in a lease termination.)
